When I started my journey as a real estate investor, I started with buy and hold.
I simply recognized that if I wanted to build consistent, residual income and long term wealth, rental properties were the way to go.
Eventually I went also into fix and flip, wholesaling and other strategies, but I believe buy and hold is what defines someone as a real estate investor.
What makes buy and hold one of the best and foolproof strategies in real estate investing?
- Economy comes and go. Events such as the market collapse in 2007 do happen, but rental property owners who were investing for long-term gains weathered the storm and actually came out of it ahead.
- Let's face it. People always need a place to live. Instead of investing in the latest trend, real estate is an investment that will last forever.
- Over the last two centuries, about 90 percent of the world's millionaires have been created by investing in real estate. The proof is there. Millions of successful investors exist to prove it.
Buy and Hold is the only real estate strategy where you can make money 3 ways.
What does that mean? When you wholesale or fix and flip, you make money by the profit spread on the deal. They do not take in consideration the time value of money and other opportunity costs.
With Buy and Hold, you make money with:
- Appreciation - historically real estate has increased in value. Inflation and scarcity are being contributors of this factor.
- Cash Flow - most investors are looking for a solid, stable return on investment. Cash flow is the lifeline of any rental property investor: personal lifestyle, business growth and security depend on cash flow.
